Real Estate Video Marketing

Have it by you. I would also highly recommend that you have a pen and paper handy or a pen and a notebook handy and you take notes on what I’m going to cover in this training module. Now this training is the first in a sequence of trainings that we’re going to provide to you at absolutely no cost as part of a process leading up to the release of a full training series on how real estate agents can use video in their practice to generate lots more leads and sales and a much more profitable business.

The information we’re going to share in these free tutorials is really solid, strong information and whether or not you choose to pick up a copy of the full training once we have released it you should go through these and you should use the information and start to implement it in your business because it’s really powerful and is really going to help you in your business. Now one of the reasons I have been so intrigued by and have started to use video more and more in my business is the same reason that I use Craigslist. Now many of you know me from the Buyer Leads Buy Tonight Program, which is a program on how you can use Craigslist, which is obviously a free service to generate more leads and sales for your business. I like video for the same reasons. Most of what we’re going to show you here costs you nothing to do so long as you have a video camera or if you have a phone. Most phones and digital cameras now have a video capture function. As long as you have that ability you can follow these steps that I’m going to outline for you. We’re also going to talk about screen captures. If that confuses you and you don’t know what that means don’t worry about it. But essentially what that screen capture is is allows you, for example, to use Power Point on your screen and to record your screen and you talking just like I’m doing now and you can use that in your business. We’re going to give you some ideas of how you can use that as well.

5 Vid Marketing Steps

So you see on the screen here five steps. And I’m going to take you through these steps. We’re going to go in more detail and as we do that we’re going to get in depth. I might jump around from screen to screen so I may move away from this screen. After you’ve gone through it I recommend, many of you are probably going to want to watch it more than once. You can also download the video. So you’ve got it for yourself. I recommend that if you feel like I’m going too fast for you you can pause it and slow it down. For those of you, I’m going to try and go relatively quickly to keep this short and just loaded with great information. So I apologize for those of you who think I may be going too fast. I’m just trying to keep up with those maybe who are a little bit farther along in their knowledge of real estate video marketing. So without further ado I’m just going to get right into it here. Basically we’re going to start with the end in mind. You’ve probably heard that before. Lots of people say that. We want to decide before we even create the video that we’re going to use for marketing purposes, we’re going to try and figure out what are we trying to accomplish with this video? And I’ve got four ideas or four ways that you can use video to reach a desired outcome. To generate more leads and sales, okay? You may use video to help sell a specific property. So if you’ve got a listing you can use video as part of your marketing plan to help facilitate a faster sale or maybe a sale at a higher price by generating more interest. You can use it to brand yourself and I’m not a big branding guy but in real estate there is still something to be said for branding. And the great thing about using video to brand is very low cost versus branding yourself with radio or billboard or things like that. You can use video the same way and there’s very low cost for it. Or you can use it for video real estate search engine optimization for your existing website or lead capture page that you may already have and be using.

Now there’s other ways you can use it but those are the top four. I think those are the most important. So every time that you have either created a video or want to create a video to use marketing yourself and your business you want to decide what am I trying to accomplish with, with this video. So it could be a video that you already have that you can repurpose for one of these outcomes or you may decide upfront, for example, I’ve got a listing, okay. I’m going to use this, and you can use it for more than one. So you’ve got a listing. You can use it to generate more leads, which ultimately is going to help sell your property but you could also even use that to brand yourself and we’re going to show you some ideas on how you might do that. Next what we’re going to talk about is keyword research. We’re on the right hand side here in the middle. And I’ve got two things, two little bubbles here off of keyword research. The one is free and the one is one that you pay for. Again don’t be alarmed. The free tool is all you’ll really need. The paid one is for really advanced folks who want to take things to another level.

Keyword Research before titling your Real Estate Videos

The first one you’ll see here is the Google Keyword Tool. And many of you may have heard me talk about this tool before. And in fact we’re going to in a day or two release to you as well a video training where I’ll show you how to use this tool. But real simple, all you have to do is do a Google search for Google Keyword Tool. It’ll be the top result that shows up. Click on it and then you can pop in keywords to see how much traffic a keyword that you’re trying to use as part of your video marketing effort, what kind of traffic that gets, which means how many people are using that keyword search. Like for me, for example, I’m in the Harrisburg, Pennsylvania market. I may put into the keyword tool ‘homes for sale Harrisburg, PA.’ And then I’ll look at how many people are using that search, okay? It might be a hundred. It might be a thousand. It might be 10,000 each month. But we want to do that because we want to choose keywords that get traffic. You don’t want to spend a whole lot of time on a bunch of keywords that get absolutely no traffic. Now you also don’t want to go for very high competitive keywords because it can be very difficult to use the video marketing tips that we’re going to show you, at least for certain desired outcomes. It could be difficult to do well with high competitive keyword terms. Again this will be, we’ll go in way more detail on this in a day or two when we release my keyword training module, which again is going to be free to everyone. But another tool that you can use, and there are lots of paid tools for keyword research but one that I found that I think is fantastic and the creators of the tool are just really good, good folks and really know what they’re doing is called Market Samarai. So if Google Market Samarai it’ll come up. Honestly I don’t remember how much it cost. It’s a software that you pay one time for. It’s really valuable. It’s really good but you absolutely do not need it to use this. The Google Keyword Tool is really all you need but if you want to get more detailed and deeper into keyword research Market Samurai is definitely a great tool for that. Okay so we’ve got keyword research. We’ve taken care of that. And like I said, for example, maybe we’ll use homes for sales Harrisburg, and actually why don’t I do that real quick. Let’s just bring it up. I’ll just show you. So on Google, I’m going to Google the keyword tool. There it is. All right? It comes up. All you have to do is type in let’s say Harrisburg homes for sale, just to give you a quick example. They make you do this little capture to make sure that you’re an actual human and not some robot trying to do stuff. So look at that. In March, what this means here is in March there was 74,000 searches for Harrisburg homes for sale. But what’s interesting, notice the difference, you take the ‘S’ off of homes and you’ve got a fraction of the search. And so it’ll give you some ideas and then it’ll give you a bunch more ideas as you scroll down.

Youtube & Your Real Estate Videos

And the important thing, where you’re going to use the keywords that you find through your research is in the titles of your videos and in the tags of your videos and in the description of your videos. So as we go along here I’ll show you as we, like I’ll show you in You Tube how you use those keywords as part of your title and tags and description. All right, the next thing is we have to determine the type of video you’re going to use. So we’re still on the right hand side here. So you can do a live video, which could just be a walking tour through a property. It doesn’t even have to be your listing. You could get permission from the listing agent to do, to use their property to create a video, which then you can use to generate leads. And I’ve found that most listing agents aren’t going to have a problem with that because you’re helping market their property. Now there may be exceptions to that. But just in my experience that’s one easy way. So if you’re thinking to yourself well I don’t have any listings, you don’t have to have listings to use video marketing as part of your marketing plan.

Video Slideshows for your Real Estate Listings

You could also do slide shows. I mentioned you could have digital photos of a listing. Let’s say you have 20 pictures. You could upload them into something called Animoto, Animoto.com and it’s going to be in the resource list PDF that we provide for you. But you could upload them and you can actually add in some text and it will create this very professional looking, clean, well produced video slideshow where it’ll mix in. You can mix in the address and your contact information and so forth with text. The other one is Screen Capture. So you can do what I’m doing right now. So you may be thinking, “Well how would I use that in my real estate business to generate more leads than sales?” Well think about this, you could create a Power Point presentation where you outline the five most frequently asked questions that a first time homebuyer has about buying their first house. And you could just make a real simple Power Point presentation with one question on each slide and you answering the question in your own words, in your voice. And as part of that, which I’ll show you as we go along here how you can use it to drive traffic and leads and consequently sales is you can create that and link the video to your website or to your squeeze page or lead capture page. And then every time somebody watches that video they’re going to be compelled to click on the link, see what you’re offering because you’re giving them, the other thing is you’re giving them good value with the video, you’re giving them something. The next step is to render or upload the video. So if you’re creating a screen capture you may have to render the video. In Animoto once you go through it a couple steps you have to upload pictures. You have to put in some text. You’ll have to render it. If you’ve created a live video, if you shot a live video it might be as simple as just connecting the USB up to your computer and uploading it, transferring the file over. So that process, I mean that kind of is what it is and it may take some time depending on how old your computer is and so forth but very simple. Just simply uploading or rendering the video. And then the last step is to distribute or syndicate. And I give you three ways that you can do that. Now there are lots of video sharing websites all over the net. The number one is You Tube. I’m sure everybody watching this has heard of You Tube. The interesting thing about You Tube is it’s actually the third most trafficked search engine. So it’s very interesting. People will go to You Tube and type searches into the search bar looking specifically for videos. And it’s very powerful and it’s owned by Google. So obviously there’s some advantages there too. The second tool that I mentioned to you something called Traffic Geyser. Now Traffic Geyser is one of those services that will cost you some money. You don’t have to use it. But if you choose to use it you’re going to see your results go up considerably because it’s just, I don’t even know how to explain it but it’s extremely powerful software that I use, I don’t even know if software is the right term, service that I use that will help you further leverage videos that you’ve already created. Tube Mogul is a free version of Traffic Geyser essentially. And what Tube Mogul will do, and what Traffic Geyser will do too, I’ll explain here, is you can take a video that you created one time and you can syndicate over many different video sharing sites. Now Tube Mogul will allow you to do it to like eight, 10, maybe 15. The great thing about Traffic Geyser is it’ll do it almost like up to a hundred different sites where your video that you create, whichever type that you create it’ll syndicate out to all of those. But you can see results using video marketing by only using You Tube and the reason is because it gets so much traffic. So let’s bring up You Tube and show you how simple it is. Let’s say you’ve created your video. You’ve gone through and just walked through a listing of yours or maybe someone else in your office. You’ve gone through, you’ve checked it out, you’ve shot maybe a three minute tour. You’ve uploaded the video to your computer. You sign in to your You Tube account. If you don’t have an account it’s super easy to create one. You can use a Gmail account. So I’m in my account. I click the upload button. I can choose to upload a video. Let’s just grab a video. I’m not actually going to make this one live but I’ll show you how simple it is. So I’m just going to pick a video. This is a video of a listing that I’ve got. Now title. This is a ranch house for sale in Enola, PA. So I’m going to put Enola homes for sale. Lovely ranch home. I’ll put the price. The key thing is that you’re starting with the keyword that you’re trying to optimize for. Okay? So that’s what you want to lead with and in many of these I would recommend that you only have that. Now let’s say my desired outcome for this video is to sell a specific property. Well then I would put my property’s specific website address in here and that’s the first thing I would put in my description. So I’d put that. Now I don’t have that ready here. So I’m just going to put my general website. And then I’m going to take this. I’m going to copy and I’m going to paste this down here. Lovely ranch home. Mint condition. Three bedroom, one bath. Won’t last. Act quickly. And then I’m also going to, I’m going to bookend every one of these descriptions with the URL that I’m trying to drive traffic to. By bookend I mean at the beginning and at the end. Very simple. Then in the tags you want to put at least five tags at least in my experience. And I’m just going to put some variations. Notice I put homes and home? I’ll put Enola house for sale. Enola houses for sale. Okay I’ve got five there. I’m going to select a category. I’m just going to select education. There’s no great one, perfect one for this. And then I’m going to click save, save my changes. Now it says your video will be live in a moment. Let’s see if it is live. It might not be yet. This video is a duplicate. Yeah I had already uploaded that, which I was afraid of. But here’s what I’ll do, I’ll go in and I’ll show you when I had previously set that one up. There it is. Ranch house for sale in Enola, PA. Now in this case, and this is another great thing you can do. In this one I actually put my phone number instead of the URL, which is another great way that you can do it. Now here’s what you can do, this same video you can go to Tube Mogul. Create an account. Now I’ve already got an account but let me pause one second to find that. I can’t remember my login info. I just need to pause. So I’m in Tube Mogul. I’ve logged in. It’s really easy to create an account and then you’re going to do the same process. You can upload a video. So you choose the video. Let me choose to upload even though this might be a duplicate also. And it’s going to look very similar to You Tube. And then it will syndicate. Now it won’t always syndicate to all of this entire list here and one of the things I’ll tell you is that for this to work you actually have to set up accounts with all of these different video sharing sites. So there is some time involved up front but once you got them set up then it will remember all of those and it’ll be very, very easy to syndicate these over many different platforms, which is leverage at its best. So that’s it. Now this is a very simple high level view of how to use video marketing in your business. Now obviously this isn’t the nitty gritty detail. But over the next, like I said, week or so or little over a week we’re going to be sharing more information. In fact the next video we’re going to do we’re actually going to go out, you’re going to follow us out as we just do a real simple video tour of a property. Now the video that I just uploaded that was a slideshow type video that I used Animoto for. But this next video we’re going to show you how we go out to a property, take a quick walking through and then how we upload it and some things that we do in You Tube that I didn’t even do in this one. But you can do some different, really cool things with You Tube without any costs. You can do some things called annotations and audio swap and different things like that. So we’re going to show you how you can do all that and how you can take the traffic from that and take them through a lead capture sequence. So that’s going to be the next video. You’ll probably see that in two to three days. We’re also going to get up the Google Keyword Tool, the keyword research video that I put together, which is kind of a detailed process with some sample keyword lists that I’ve created to try and use on my business.
