			<content:encoded><![CDATA[<p>We&#8217;ve received a number of questions from totally &#8220;brand spanking newbie&#8221; agents asking what they should do to get going. So here&#8217;s a plan that&#8217;s sure to work&#8230;</p>
<p><em>Generally, new agents:</em></p>
<ul>
<li> Have very little money to invest in growing a business</li>
<li> Are very worried that they don&#8217;t know what to say or do to attract prospects</li>
<li> Are concerned that even if they attract prospects, they won&#8217;t know what to say or do to close a deal</li>
<li> Haven&#8217;t grasped the fact that they are business owners, not employees. </li>
</ul>
<p>So, here&#8217;s a cheap, simple to execute gameplan that takes all of the above into account. </p>
<h2> Step-by-Step Gameplan for the Brandy Spanking Newbie Real Estate Agent</h2>
<p><br/></p>
<h3> Phase 1 &#8211; (Become Experienced, Instantly!)</h3>
<ol>
<li><strong> Don&#8217;t Go To ANY &#8220;Mandatory&#8221; Company Meetings.</strong>
<p>If your broker or sales manager threatens to cut you loose for not attending, call their bluff. (Worst case is you&#8217;ll end up at a more progressive office.)  These meetings are a huge time suck, and you&#8217;ll be running with the wrong crowd &#8211; namely, agents who waste time going to meetings when they should be belly to belly with prospects or at a settlement. </p>
<p> You can delay your sales manager for the month or so it&#8217;ll take to start generating business by saying you have a more important appointment, which will always be true if you follow the rest of this plan.</li>
<li> Find a more senior agent in your office who <u>isn&#8217;t</u>  always complaining about how bad things are&#8230; who seems to be doing just fine as a solo agent, not leading a team, but sitting somewhere in the top 50% of office salespeople for yearly GCI.  In other words, find a cool experienced agent who&#8217;s not too busy or unqualified to take the following offer when you make it:
<p><em> &#8220;Hi, I&#8217;m wondering if you&#8217;ll let me pay you 40% to help me prepare, negotiate, and close the first few deals I&#8217;ll be doing. I&#8217;ll bring you the buyer or seller and do all the leg work, I&#8217;ll just want you to work with me to make sure I don&#8217;t mess anything up. I promise to do whatever you say. Thank you very much. I love you. Thank you.. Can I wash your car or something?&#8221; </em>( This takes care of your experience issue way better than attending those meetings would have, the rest will come with&#8230; actual experience</em></li>
</ol>

<h3> Phase 2 &#8211; Do A Better Job Of Generating Leads Than 90% of the Agents In Your Office </h3>
<ol>
<li> Get A Flip Video Camera, or something similar.  If you&#8217;re truly broke, use your phone. If your phone doesn&#8217;t have a vid camera, borrow one, or mow a few lawns to get up the cash. Whatever you have to do, don&#8217;t skip this step.</li>
<li> Search your mls for every bank-owned listing in your marketplace. </li>
<li> <u>Get permission</u>  to video and market as many of these listings as possible. Promise to credit the listing agent and to let them see each video before you make it public. You may also be able to use HUD listings, check with your broker&#8230;</li>
<li> Create A Gmail account with an address something like &#8220;mytownbankownedlistings@gmail.com.&#8221; Then watch the video at the bottom of this post. Set up your vacation responder as recommended. </li>
<li> Create A Youtube account that&#8217;s connected to this google/gmail account</li>
<li> Every morning, <strong> BEFORE YOU LOGIN TO FACEBOOK</strong> and <strong> BEFORE YOU CHECK YOUR EMAIL</strong>, take a video of one of these listings, and post it to a youtube account. </li>
<li> Use Youtube&#8217;s &#8220;Annotations&#8221; feature to instruct all viewers of the video to email your gmail account for more info or a personal tour. </li>
<li>Post the property to craigslist with a quick picture and a blurb that says &#8220;reply to this email for an interior video tour of this property and other bank owned listings like it.&#8221;</li>
<li> Do the same on Facebook.</li>
<li> Add a link to your latest video to the Vacation Responder for the gmail account</li>
<li> Every Saturday, email every contact in your gmail account a list of the latest youtube video urls. (yes, everyone who responded to the craigslist ad will now be in your database housed by gmail!)</li>
<li> Respond quickly to the warm inbound showing requests that will flood your inbox before long. </li>
<li> Make sure you do whatever your mentor agent tells you, and thank them a lot for their help.</li>
</ul>

<h3> Phase 3 &#8211; After 2 or 3 weeks following the above protocol, you&#8217;ll be:</h3>
<li> Averaging 3 or 4 showings with qualified prospects every week</li>
<li> Have a solid grasped of your local bank/owned Investor marketplace</li>
<li> Writing at least one contract/week</li>
<li> Probably anticipating your first cash, 30 day settlement. (After all, most bank owned deals don&#8217;t involve financing or contingencies, so you&#8217;ll probably get your first check pretty soon.)</li>
<li> Now, carve out a few extra hours a week to <a href="http://retechulous.com/">follow a system </a> that will help you add some more bells and whistles to the above&#8230;</li>

<li> Contribute a thought or link to the Company Fan page and/or blog..<span style="text-decoration: underline;">EVERY</span> WEEK.</li>
<li> Read at least 1 book or take at least one training course related to marketing, every month&#8230;</li>
</ul>
