Hide The Lockbox To Make Sure Your Buyer Has First Dibs! – (Agent Productivity Tip)

Ever walked a buyer through a property that was a slam dunk? Perfect deal, no bones about it… You know they’re going to make an offer asap. But with one problem.

You know that every other agent in town and every other buyer in town is going to feel the same way when they see this property. You might be in for a rough, potentially heartbreaking, time wasting negotiating process.

What to do, what to do?

Lockbox

Grabbing The Box Rox!

Stop Competing Buyers and Agents At The Door!

When you’ve seen a property that you know is going to get a lot of offers, and your buyer is expressing serious interest, you can eliminate some of the competition by simply removing the lockbox! It’s just that easy, grab the box… then play dumb when the listing office calls to ask you if you know what happened to it… (blame the missing box on another agent or something..)

Get your offer in quick while the competing buyers turn their attention to other properties, and the listing agent and seller scramble to replace keys…. and you’re good to go!

Won’t Always Work, But Might When It Counts

Of course this technique won’t work so well when the property has an electronic lockbox and things are being tracked, but the hottest properties tend to be bank owned anyway, and everyone knows most reo brokers prefer easy to swipe combo boxes.

So, have fun with this one!
